The homeowners have voted to replace our walkways with beautiful pavers in place of the poured concrete. A special members meeting was held on Dec 7th, 2020 to count the votes. The measure received 42 approval votes (36 were needed to pass). Go to the sidewalks page to see a photo of the selected pavers and a list of bids.
The homeowners have approved the measure with a majority vote of 32 approvals to switch to the "pooled" method of reserved funding. Space Coast Property Management accounting department will handle converting over from the old "component" method. The pooled method gives the board the flexibility to cover expenses for any of the reserve assets by allowing projects to be completed in order of need at the time the need arises. Board president Jordan Charla resigned as of November 17th, 2020. Jordan is no longer living on the property. He felt it best to step aside and let others join that live on site and could be more effective contributors to the board. We thank Jordan for his contributions to the board and our community and wish him all the best! The board is now considering other applicants to fill the open board position.

We are pleased to welcome Paula Ashley to the HOA Board of Directors. Paula replaces Bobbie Lang, who resigned on July 23, 2020.
Scott Armison is the new manager for our community. He has been living in this area for 34 years and has been with Space Coast Property Management for 11 years as a Manager. We welcome Scott and his vast experience!
Electrical boxes outside each building will be replaced as needed by Gault Electric. Work will proceed according to this plan. Exact dates will be scheduled and communicated to each building individually. This work has been postponed in light of the COVID-19 situation to avoid impacting residents who are working from their homes.

Structural repairs were completed to the porch of unit 13 and balcony of unit 14. There was an ongoing problem with extensive cracking as well as water damage due to leaking from the balcony onto the porch below. The board hired a licensed structural engineer to determine the cause. Michael Hoffman from Advanced Engineering Consultants provided us with the initial report and Dan Bendix with DiPenta Enterprises, LLC performed the follow-up analysis. They determined that the supporting column had to be stabilized with a new footer and the concrete lintel in the support beam had to be replaced in order to prevent further shifting and cracking of the balcony. The balcony floor was also leveled and sealed. The repair work was performed by Dale Koch, LLC.
