Sidewalk/Pavers Schedule and Tips

** There will be limited ingress / egress to certain areas due to this work.

This is a tentative schedule; actual dates may vary depending on weather and other factors:


Units 41-47 :      2/24/21 - 2/27/21

Unit 39 to Pool Gate :    3/1/21 - 3/4/21

Pool Gate to Mailboxes:       3/4/21 - 3/6/21

Units 13-23 :     3/8/21  - 3/12/21

Units 1 -12 :       3/12/21 - 3/17/21
  

Important tips for residents during construction process:

  1. Throughout the project THERE WILL BE DUST!! It is unavoidable and uncontrollable due to wind speed and direction. It is advisable to remove items from screened patios to minimize your clean-up upon completion. Screens will have dust on them…we will try to blow them clean as we go but we will not be able to get them 100% clean. Light washing with soap and water will remove any remaining residue from the dust.
  2. When in your area, if you park close to the work, you may want to park elsewhere for a day or two. Neither the Board of Directors nor Alliance Pavers will be responsible for cleaning any vehicles. 
  3. Caution tape will be utilized all throughout the project as we move across from north to south. PLEASE…respect the boundaries of the marked areas to avoid possible injury or causing damage to cemented-in border pavers that may not have cured 100%. 
  4. Wind speed and direction are unknown at any given time of each day we are there. Not only will dust be carried in the wind but noise as well. IT IS HIGHLY RECOMMENDED THAT ALL WINDOWS TO VEHICLES AS WELL AS YOUR HOMES ARE KEPT CLOSED!!! 
  5. Rain delays or other unforeseen delays that cause a hiccup in the projected schedules may occur. If this does you will be notified of any changes.

Pavers Process Explained

  

Alliance Pavers will be replacing our sidewalks with beautiful interlocking pavers early in 2021. Interlocking brick pavers are the modern replacement for concrete and asphalt paving. Pavers are stronger than regular poured concrete surfaces. They can take more abuse and last for generations with little maintenance.


The color pattern selected is a three-tone blend called McKensie Blend (sample pictured).  Bricks are 2” x 4” set in a herringbone pattern for maximum strength and evenness, framed by one row of end-to-end bricks set in a concrete base to form strong, reinforced edges. 


Installation Process

  1. Demolition and removal of the existing concrete will be done using jackhammers and shovels. 
  2. Fixed points of elevation throughout the area are identified and lasers used to create smooth, even grades between those points. 
  3. A base of several inches of aggregate concrete compound is spread over the area. 
  4. A plate compactor removes air pockets and ensures a smooth, level surface that is extremely hard and durable, preventing pavers from shifting or settling.
  5. Edges of end-to-end bricks are set on a layer of concrete for strength and stability.  Bricks are laid in herringbone pattern. 
  6. Finally, fine grained sand is swept over the bricks and into the joints to stabilize and allow for expansion.
  7. About 30 days after the original installation is complete and all minor defects have been corrected, two coats of water-based sealer will be applied. This sealant is slip proof and should last 3 to 4 years between applications.


Warranty and Maintenance

A one-year workmanship warranty guarantees that any defects during installation will be addressed.


Because of the compacted base, no weeds or grass will grow up from the ground between the pavers. There will be some airborne weeds that may take root, which will be handled by our lawn service as part of their regular lawncare routine.


Light pressure cleaning with a surface pressure cleaner (not a wand), may be needed periodically and will be scheduled as needed by the property manager and HOA board.


Please Pardon our Dust!

This is going to be a noisy and messy construction project. During the brick cutting process, there will be clouds of fine dust in the air. Residents should clear off fragile belongings from their patios and cover their furniture to minimize the impact.  We also recommend parking away from the walkways while the work is in progress to avoid any dirt or damage to your vehicles.


We appreciate residents’ patience and understanding during this process. We believe the short period of inconvenience will be well worth the benefits we will enjoy for many years of beautiful walkways.
